The short answer: yes

Foreign individuals and companies can buy and own property in Chile in their own name, with the same rights as Chilean citizens. You do not need to live in Chile, and you do not need a residence visa to buy.

Some restrictions apply in designated border areas. A Chilean lawyer checks this for any property as part of the normal review before you sign.

What you need

A Chilean tax number, called the RUT. You can get it from abroad through a Chilean consulate, or through a representative in Chile.

A lawyer in Chile who works for you, not for the seller. They review the title and the registry history and prepare the deed.

If you cannot travel for the signing, you can give a power of attorney to a representative, who signs on your behalf.

How a purchase works, step by step

1. Viewing: visit in person, or take a live video tour of the property first.

2. Offer and reservation: you agree the terms and sign a reservation or a promise to purchase.

3. Due diligence: your lawyer checks the title, the registry history and the permits.

4. Deed and registration: the deed is signed before a notary and registered in your name at the local property registry, the Conservador de Bienes Raíces.

Prices and currencies

Our prices are quoted in euros or Chilean pesos. Deeds in Chile are usually written in Chilean pesos or in UF, an inflation-indexed unit, at the exchange rate agreed at signing.

Can you rent it out?

Yes. Short-term and holiday rentals are common in Pucón, which has two strong seasons: summer for the lakes and rivers, winter for snow and hot springs. Rental income is taxable in Chile, and a local accountant can set this up for you.
