Buying a country home near Pucón: 7 things to check

Water, power, winter access, title, permits, internet and distance to town: the seven questions to ask before you buy a rural property near Pucón.

Why a checklist helps

A rural property near Pucón can be a wonderful home or guest business, but the countryside is not the city. These seven questions will save you time, whoever you buy from.

1. Water

Where does the water come from: a public network, a well, a stream? Is there storage for the dry summer months? Ask your lawyer whether any water rights come with the land.

2. Electricity

Is the property already connected, or does a line still need to be brought in? A new connection in the countryside can take time and money.

3. Access in winter

Drive the road after rain if you can. A track that is easy in January can be hard in July.

4. Title and registry

Your lawyer checks that the seller owns the land, that the title is registered at the Conservador de Bienes Raíces, and that there are no debts or disputes on it. Ask for the title and plans early.

5. Buildings and permits

If there are houses or cabins, ask whether they have their municipal permits. This matters most if you plan to rent to guests.

6. Internet and phone

Check the mobile signal on site. Fibre reaches Pucón; in the countryside, satellite internet is the usual answer.

7. Distance to town

Ten minutes from Pucón feels very different from thirty. Think about shopping, schools, doctors and how far your guests will want to drive.
